Before detailed planning consent was granted the planning authority required a report on the structural condition of the building. The conversion from barn to dwelling needed to be carried out sympathetically to retain the character of the four hundred year old building.

This agricultural dwelling was started in 1972 but never completed. The present owners wished to change the external appearance to one more in keeping with the area. The work involved negotiating with the planning authority and an assessment of the condition of the existing structure and its foundations before submission of a new application for planning and building control permission.

Clyne Farm Centre. Work to the farm has been on-going over the past thirty years. The initial work which included both the architectural design and construction by direct labour received a number of awards including a Prince of Wales’ Award, Wales Tourist Board Environmental Award, Lord Mayor of Swansea Design Award. Developments over the years have seen improvements in energy efficiency and visitor experience.

The latest work involves alterations to existing buildings to form self catering cottages which have first floor balconies to take advantage of the views. These are constructed from green oak cut from the farm’s woodland as part of a woodland management project.

Old and new buildings can have structural problems which require investigating to enable a solution to be proposed for the building to continue to be used or be acceptable as security for funding applications.

The South Wales area is a geologically complex area and often problems relate to ground conditions affected by mining or, in this case, ground movement which started during the last Ice Age!

Developing tourism and leisure attractions in areas of high landscape value such as the Gower Peninsula or the Grampian region of Scotland require an understanding of local building, sustainable development and tourism movement. The practice has experience in developing teams to undertake large and complex building projects.
